With a sleeping capacity of 28 guests in a rustic yet elegant compound including The Cow Palace Lodge and two log cabins, a new owner may wish to continue operations or reserve the use exclusively for family and friends. The ranch has an attractive mix of meadows and forests in a diverse topography. Clean water and crisp, invigorating air are abundant here in a region considered one of the most diverse, intact ecosystems on our region. Improvements

Private grass airstrip. A 1,750 foot turf runway oriented to the prevailing local winds, sited on the operational bench. This is the rarest improvement on the property and among the rarest in the Black Hills land market at this acreage. It cannot be permitted, sited, and constructed at will on most properties in the region. The runway places the parcel within a same-day private flight of the Colorado Front Range, the Twin Cities, and the Texas market, which makes the property usable as a primary retreat rather than a distant destination.

Cow Palace lodge. 2,264 square feet, western themed, configured for serious hosting. The lodge holds a full kitchen and wet bar and is set up to accommodate twenty bunk beds across two separate rooms. Water and power infrastructure. Two operating water wells and five installed cisterns provide domestic, livestock, and emergency capacity. The full water infrastructure for the assembled 120 acres is located within the East 80 and serves both parcels under a well share and water use agreement executed and recorded at closing. A 55 kilowatt generator is centrally located and can provide power to all buildings.

Recreation

Three elements define the recreational program on the Bear Ridge Retreat, and they rarely converge on a single Black Hills property at this size: a private grass airstrip, a managed game-fenced habitat, and a live spring-fed pond.
