Pam's impressive body of work includes serving as Art Director with The Companies of Nassal, to oversee the 300+ artists that brought The Wizarding World of Harry Potter -- Hogsmeade to life at Universal Studios Orlando. Although her new projects are highly confidential, her initial staffing of artists is being drawn from Roost residents. Come join the growing F5 Team of artists!

This is a one-time payment for a 99-Year Renewable Land Lease which provides exclusive / transferable use of the RV / Tiny Home Site for the duration of the term.

There is no HOA, but there is a $26.25 Monthly Maintenance Fee per residential unit to cover the cost of well pump electric & maintenance of the water/commercial septic system. Community Wi-Fi & central garbage collection are provided at no additional cost.

Electric service shall be provided by Smugglers' Roost, LLC.

Leaseholders may rent their sites when not in use in order to potentially generate income.

Leaseholders may perform improvements to their sites, such as adding a Tiny Home or Park Model, concrete pads, fire pits, sheds, xeriscape landscaping, etc.
