This property comprises 6 lots all with their own address and PIN number. They are all grouped together to form what I would define as a rectangle which together makeup approximately 37,000 square feet. They are all grouped together on the corner of Main Street and W. Ada Street in Wauconda and are located 1 block from Slocum Lake (which I am told is 238 acres) and approximately 1/2 mile from Bangs Lake. Slocum Lake is visible from the lots but you would most likely get a better view from the 2nd story of your new home once it is completed. The lot is wooded and according to the seller which I have yet to verify, ownership of a lot in this subdivision does give you a percentage interest in both the lake and common areas within this subdivision. And once again, according to the owner, you may have to get a variance from the City of Wauconda to build on these 6 lots because he believes the land square footage required to build a home is 40,000 square feet whereas the square footage of this property is approximately 37,000 square. I have reached out to the City of Wauconda to get letters from the Permits and Zoning departments to verify this information as well but I would suggest any potential buyer verify this themselves in their due dillingence research for this property.
