This parcel offers +/-525 acres of tillable farm ground, with nearly all being comprised of Class 2 & 3 soils. The balance includes +/- 102 acres of mostly fenced pasture and a few oil lease roads. There are currently +/- 240 acres planted to wheat that will be harvested this summer. Additionally, there are two producing oil wells. Calf creek meanders through the pasture from north to south, offering a water source for livestock and wild game.

There is a barn located towards SW corner of the property, with a livestock tank with electric pump. The barbed wire pasture fence is overall in really good shape. There is a stretch of fence along the northeast section of pasture that needs to be replaced or repaired.
