The property has excellent access and frontage via US-278 on the east side and northern part of the property.

Approximately 80 acres were planted with Loblolly Pine in 2019. The are an additional +-28 acres mature native pine in the northern part of the tract and another +-7 acres of bottomland hardwood in the northwest corner of the property. The upland acreage consists of an assortment of fine sandy loam soils. Coupled with the silt loam soils of the bottom, this tract has a weighted average soil site index of 82.2 feet for loblolly pine (base age 50 years).
