Anglers will enjoy catching walleye, bluegill, crappie and channel cats just out the back door. Make the 1616 square foot lodge your get-away from reality to enjoy your very own slice of adventure.

Land

There is a discrepancy on total acres, county records show 36 acres where as Land-id and OnX show 43 acres. Either way there is 14 +/- acres of sub irrigated native grass which can be grazed or baled and fed to livestock.

There is beautiful tree row providing wind break and habitat for upland birds.

Take advantage of the Jumbo Reservoir fill ditch and approx. 2300 feet of shoreline for duck hunting, fishing, and all water sports in the summer months.

Improvements

Fully remodeled in 2025 this 1616 SF home/lodge could be your full time home, hunting lodge or weekend get-away. The home boasts all new LVP flooring, fresh paint throughout, new lighting, all new kitchen with stainless appliances, all new bathroom fixtures including shower stall, new AC unit and updated HVAC and water heater.

The home also has a metal roof to withstand the weather as well as double pane windows for better efficiency year round.

The home has a domestic well and full septic system installed.

Three 30 amp RV hookups are perfectly placed close to the home for extra guest space.

Two car detached garage for keeping vehicles protected or for storage.

The building just east of the home was the original one bedroom schoolhouse where the local kids attended grades 1-8. This building would be a nice workshop or man-cave with plenty of history to share with guests.

Recreation

Please watch the video for proof of the number of ducks that use this property year round, the video was shot in April.

Anglers will enjoy the world class walleye fishing as well as crappie, blue gill and catfish.

We got a turkey on film and plenty of upland birds frequent the property, I am assuming dove season is lights out.

The trail-cam photos show some very nice whitetail deer paying a visit.

Agriculture

14 +/- acres of hay native grass hay the neighbor cuts and bales in a share crop agreement.

History

When the settlers began the trek west through the plains of northeastern Colorado to chase gold they traveled along the South Platte river through Sedgewick and Logan Counties.

The first settlers in this area were the Arapaho, Cheyenne, Crow, Blackfoot, Sioux, Kiowa and Pawnee Indians. Not long after the French/Canadian trappers on their way to the Rockies. Then the gold rush in 1849 made the Overland Trail once called the “super highway” of the plains.

In 1881 Union Pacific Railroad announced an extension from Julesburg to LaSalle, and that was the catalyst for area to grow rapidly.

In 1884 Logan County was formed and Sterling became the County Seat so local citizens didn’t have to travel to Greeley for official county business.
