ONLINE ONLY AUCTION - Wednesday, September 23rd, 2026 at 6 PM TRACT 2 - 511 N. Pennsylvania, Howard, Kansas (tract 1 sells separately on the same day) DESCRIPTION: 100' x 143' vacant corner lot TERMS OF SALE: Property will be selling by the total dollar. The contract price will be the final bid plus a 10% buyers premium. A non-refundable down payment/earnest money of $2,000 for both tract's 1 and 2 will be required at the close of the auction along with the signing of the purchase agreement. Earnest money will be applied to the purchase price at closing. The balance of the purchase price will be due at closing in certified funds. Property will not sell subject to financing, appraisal, inspections, or survey and is selling in its present condition without warranty. Buyer and Seller shall equally share the cost of the title insurance & closing fee. 2026 real estate taxes will be prorated to the date of closing. Closing date shall be on or before October 23rd, 2026. Possession will be on the date of closing. Inspection of property will be by appointment only.
