1. PERMITTED USE
Tenant may use the Premises for any lawful purpose, including but not limited to agricultural use, storage, recreational vehicle or tiny home placement, contractor staging, or personal use, subject to all applicable Brazoria County regulations and ordinances.
2. IMPROVEMENTS
Tenant may place, construct, or improve the Premises at Tenant's own expense and discretion. All improvements require any permits mandated by Brazoria County before work begins. Any permanent fixtures installed by Tenant become property of Landlord upon lease termination.
3. UTILITIES — NO HOOKUPS PROVIDED
This is bare land. There are NO water, electric, or sewer hookups on the Premises. Tenant is solely responsible for obtaining, paying for, and providing their own utilities and services. Tenant shall not discharge or dump any sewage, greywater, or wastewater directly onto the Premises or into the ground. All wastewater disposal must comply with TCEQ On-Site Sewage Facility rules and Brazoria County regulations. Tenant is solely responsible for obtaining any required permits.
4. PROPERTY MAINTENANCE
Tenant shall maintain the Premises in clean, orderly condition free of debris, junk, hazardous materials, or waste. Tenant responsible for weed control and basic grounds maintenance of leased section.
5. ACCESS AND SHARED AREAS
Tenant granted non-exclusive use of access road and entrance gate. Landlord reserves right of entry with 24-hour notice except in emergencies.
6. TERMINATION
Either party may terminate with thirty (30) days written notice. Landlord may terminate immediately for breach of lease terms or illegal activity.
7. SECURITY DEPOSIT
Security deposit of $1,000 (2 months rent) required prior to occupancy. Deposit held for damages, unpaid rent, or cleaning costs and returned within 30 days of vacating per Texas Property Code.
8. INSURANCE
Tenant must maintain general liability insurance minimum $1,000,000. Landlord named as additional insured. Certificate of insurance required before occupancy.
