Little Beaver Estates borders the Oak Ridge State Wildlife Area, some of the best elk and deer hunting in northwest Colorado.

The developer built a private road through the estates providing access to the lots on either side of the road. The road ends at the south side of the development where it borders the Colorado Division of Wildlife's - 6,000 acre Oak Ridge Wildlife Area, where there is very good Elk, Pronghorn, and Mule Deer hunting, accessed by foot or horseback only. A common area along the south side of Lots 15 and 16 provides an unloading area where only the owners of the Little Beaver Estates can park, overlook and access the State land.

For domestic water the buyer will need to have a well drilled, or put in a cistern and haul water from Meeker, which most of the owners do because the well water is high in sulfates, nitrates and minerals and will need to be cleaned up with a reverse osmosis system to be potable.

A septic system will need to be installed for domestic sewage on each parcel.

This parcel has an undeveloped spring on it, which in normal years fills a pond for stock watering.
