We have a 20-acre parcel of vacant land for sale in Juniperwood Ranch. The property is located SW of the town of Ash Fork, AZ. This parcel is the north half, 20.15 acres, of parcel 486, Juniperwood Ranch Unit 2, per land survey 1/86, Yavapai County Arizona. I just had this parcel surveyed and the new survey was recorded as document 2024-0048828 in Yavapai County Arizona.

This parcel has VERY good road access, a 2-wheel drive car can easily get to the property, and it is only about 15 minutes off the paved road on a good gravel-dirt road. This is a solar area with no power. Note that the property is about 1/4 mile north and south by 1/4 miles east and west.

There are very nice large Juniperwood and pinion pine trees on the parcel and I would consider it to be heavily wooded. I cannot emphasize enough that this parcel is very beautiful with the natural trees and gentle rolling terrain. Don't even think about buying one of the 20-acre parcels that realtors are advertising without ANY trees. My property is clean with no junk or debris. Because of the natural terrain and remoteness this would be a very private parcel with no traffic.

Ash Fork has a few gas stations and small grocery stores. The nearest good shopping center is in the town of Williams about 20 miles east of Ash Fork on I-40. Williams has a Safeway and a hardware store. Flagstaff is about one hour east of Ash Fork along I-40 and the town of Chino Valley is about 35-40 minutes south of Ash Fork. Chino Valley also has a Safeway, a building supply store and hardware stores.

Note that this is a 10-acre zoning area so you could easily sell off 10 acres and recover most of your investment or split with a friend.
