Hidden away in Carbon County, Utah, Yellow Baron Ranch is the outdoorsman's dream. This parcel is ideal for recreation, and consists of 211+/- acres that span a variety of terrain including canyonland, flats, and bluffs, all with breathtaking views of Carbon County's magnificent yellow peaks. A fully paved road runs through the top half of the parcel; there is also a powerline directly on the property.

Land

Yellow Baron Ranch is 211.3+/- acres and stretches just over a mile in length. The top quarter or so of the property is made up of flats populated by grasses and sagebrush. From these flats, one can see for miles, and huge sandstone cliffs surround you to the north. The view is spectacular. Further south, the sagebrush flats give way to hills and bluffs covered in squat cedars. About midway through the ranch, these hills overlook an absolutely stunning canyon that winds from east to west along the property. From the right vantage point, you can see the canyon below and the yellow cliffs to the north at the same time. The combination is truly unique. These hills continue down to the southern border, although there is one more flat area toward the back of the property. The property is bordered by miles of BLM land to the south and partially to the north, and land owned by the Utah State Fish and Game Department to the west. The property's approximate GPS coordinates are 39.656176 N, 110.945971 W.

NOTE: The present zoning of the property is Mining and Grazing, which does not allow single family dwellings to be constructed.

Recreation

This property has so much potential it's hard to imagine. The ranch is just over a mile long, and contains 211 acres to explore. This means one would be hard pressed to find a hobby that wouldn't work for this ranch. Horseback riding, ATVs and UTVs, and motorcycles are all a possibility. The flatlands would be perfect for a track, jumps, and speed, while the hills to the back of the property could be used for rock climbing and trail riding. The property could also be used as a shooting range or hunting property. It's hard to imagine a better location for a weekend getaway, especially with the benefit of the paved road going into the property.

Agriculture

In the past, the property has been used as a dry farm.

Region & Climate

Yellow Baron Ranch has a temperate climate, which means warm summers, cool springs and falls, and snowy winters. Price and Carbon County have a huge number of things to do, and it would be virtually impossible to get bored. If you like the water or fishing, Huntington Reservoir and Scofield lake are both nearby. Huntington is closer, and is ideal for wake boarding, water skiing, kayaking, and other water sports. Scofield is a high mountain lake, and will take your breath away. It combines the green evergreens and deciduous beauty of the mountains with the crystal clear blue of the lake. Perfect for a day of fishing. The mountains surrounding the lake are home to a variety of wildlife, including moose, elk, bear, and mule deer. The region surrounding Yellow Baron Ranch is also packed full of locations well suited to mountain biking, riding horses, ATVs, UTVs, motorcycles, and camping. The ranch and the region at large truly are an outdoorsman's dream.

Location

The ranch is located just outside of Helper and Price, Utah in Carbon County. Helper is famous for its historic main street, filled with old-style western storefronts, hand painted billboard style ads, and tasty restaurants. Price is larger than Helper and provides access to all the basic amenities of home (like a Walmart, home improvement stores, etc.), and a small regional airport. Price is about a 2 hour drive to Salt Lake International Airport, and the Wasatch Front Region of Utah. Salt Lake City and the surrounding areas have plenty of shopping, ski resorts, restaurants, water parks, and even a large amusement park that will keep anyone busy.

Proof of Buyer's financial capability must be provided and approved before all showings.
