Up for sale is a property located in Lauderdale County containing a 10'x50' underground shelter; manufactured and installed by Utah Shelter Systems from Salt Lake City, Utah. The property is comprised of roughly 1/3 pasture with the remaining acreage in mixed timber. This property will also come with a thoroughly thought out 6,400 sqft back yard chicken run. Complete with a "Chicken Tractor" equipped with a solar/battery powered "Dutch Door" gate that opens 1 hour after sunrise and closes shortly after sunset. Shelter: The main entrance to the shelter is complete with an underground fed well equipped with a Bison brand hand pump, utility sink, and flushing toilet serviced by the main residence's 1,000-gallon septic tank. Entry to the shelter is protected by a lockable hatch door that connects to a 48" diameter X 17' decent tube angled at 60 degrees for ease of climbing down the ladder. Once underground, you will find yourself at the entrance walkway. This walkway is 10' below ground level and is 7' in diameter by 25' long. The walkway takes you to the 10'X50' main living area of the shelter. The entirety of the 50' long living area has an under-floor storage area that is 30 inches at its deepest point underneath the floor bracing. The shelter also has an emergency exit which is a 36-inch X 10-foot horizontal tube that connects to a vertical 36-inch diameter tube. The exit tube is secured by another heavy-duty lockable hatch similar to the entrance. When Utah Shelter Systems installed this shelter, it was elevated on a bed of gravel and has a slight North-South decline which provides for water gravity flow to the inground PVC drainage system. This system then directs the flow of the water approximately 100 feet downhill and away from the shelter's underground footprint. The slight decline is not noticeable to anyone within the shelter. The shelter is offered in a "turnkey" configuration consisting of the basic necessities which allows immediate usage for an extended period of time. All walkways, flooring, storage and furnishings come with the shelter. The shelter also includes 2 double bunks, 2 single bunks, a convertible sofa/bed and a stand-alone queen bed. The current sleeping capacity is 11 people and could easily be increased. The bunks and queen bed come with the bedding. The shelter also comes with installed carpet cut and sized to cover the walkway in the 50-foot living area. Shelter Specifics: Air ventilation: Shelter is equipped with the Swiss made ANDAIR Ventilation System which can be run by electricity or with a manual hand crank backup that provides HEPA and charcoal filtered air and creates a positive pressure within the shelter with the use of the 2 blast valves in the air intake and air exhaust airpipes. This ANDAIR filtering system is recorded as effective in filtering radioactive particles as well as all known chemical warfare gases. The ANDAIR filter is a sealed unit to be connected to the air ventilation system only in an emergency. Water: The shelter comes with 4 filled water containers each holding 55 gallons of water. A 12v pump system provides water to the dual kitchen sink faucet. Water management and disposal is either into a capture bucket for later use in the flushing toilet located in the main hatch entrance or drained outside the shelter to the drainage system which also drains water from the entire external shelter footprint. Solar system: The solar system consists of a custom-made solar panel mounting pole and adjustable rack system which presently has a single Dasol brand 90-watt solar panel mounted for battery bank maintenance and charging; three addition Dasol panels come with the system. The functional battery power/management system consists of 10 GEL sealed and maintenance free 6V 180 Ah batteries wired in series for 12v output and then wired in parallel to provide a 12v 900 Ah capable bank. Management equipment consists of a Magnum MS2812 inverter/charge with a spare for redundancy, a Maga Sine pure sine wave inverter with controller and a backup/spare, a Prostar Charge Controller and another as a spare. The electrical system also has an installed IOTA DLS-75 power converter. The GEL batteries have a 20-year life or until at least 2035. Since the batteries have never discharged below 90%, due to the continuous solar supplied input, the actual life of the battery bank is probably longer than 2035 based on articles addressing this topic. Food: The shelter also comes with considerable freeze-dried food stores in 117 individual #10 cans purchased from Daily Bread of Utah in March 2011 for close to $11,000.00. The freeze-dried food has a shelf life of at least 25 years or until at least 2036. The food stockage allows a 2,200 calorie per day diet for 2 1/2 years for two adults and is additionally supplemented with 10 sealed dehydrated and vacuum-packed additions of fruits and vegetables for even more calories and variety. Marine alcohol stove: For food preparation, a premium marine grade 2 burner alcohol stove and 6 gallons of fuel are also part of the shelter. Berkey water purification system: To ensure the purity of the water used in food preparation and for consumption, the shelter comes with the Big Berkey purification system with 8 black filters and the standard plus the optional glass spigots (bigberkeywaterfilters.com). At present, this is a $865.00 investment that will allow the filtering of up to 24,000 gallons of water based on the estimate of 3,000 gallons per filter. As a point of reference, the US Army Field Manual 10-52 requires the average soldier to be allocated 6.6 gallons of water per day for drinking, hygiene, laundry, etc--. For the average family of 4, this filtering capability would equate to 909 days or 2.49 years of pure drinking water. Dehumidifier: The shelter also comes with a Honeywell TP50WKN dehumidifier to regulate the humidity of the entire shelter area. The water can then be disposed by either flushing via the above ground toilet or by dumping in the designate shelter sink connected to the shelter drainage system. This drainage system directs any shelter gray water to the exterior shelter drainage system, described earlier, which runs underground and downhill approximately 100 feet away from the shelter's underground footprint.
