Upon such hearing, if the sale is confirmed by the Court Clerk of Logan Co., OK, the Buyer shall post cash or certified funds equal to the remaining balance of the purchase price made payable to the Court Clerk of Logan Co., OK and the Sheriff shall execute a Sheriff's Deed conveying the Property to the Buyer. Default by Buyer: If the Buyer at Auction fails or refuses to deposit the remaining balance of the purchase price for the Property upon confirmation of the sale, such sale shall be null and void and of no further force or effect.
