Occasional recreational camping is not expressly authorized under the covenant, and both nuisance or offensive activities and the keeping of swine are prohibited on the property.

This lot cannot be further subdivided, remaining intact as a single 0.5-acre parcel. Any dwelling built here requires a minimum lot area of 21,780 square feet, which works out to exactly half an acre, so this lot meets that requirement as a standalone buildable parcel.

Permitted residential buildings are limited to one detached, single-family, one-story home, along with a private garage for no more than two cars. The home itself must have at least 800 square feet of ground-floor area, not including open porches or garages.

Building setbacks require structures to sit at least 35 feet back from the front lot line, and at least 25 feet back from any side-street line or interior lot line forming a boundary between ownerships. Once construction begins, it must be fully completed within six months.

On utilities, the covenants require a well where community water is not available, along with a septic tank meeting applicable health requirements.

Double-wide or prefabricated mobile homes do qualify as single-family dwellings under the covenants, as long as they are at least 20 feet wide, placed on a proper foundation, and meet the minimum floor-area requirement.
