The following described property in Kern County, California:
Parcel 26 in the County of Kern, State of California, as shown upon a Record of Survey filed November 3, 1959, in Book 7, Pages 154 and 155 of Records of Surveys, in the office of the County Recorder of said County.
EXCEPT an undivided one-half interest in all oil, gas, other hydrocarbons and other minerals in and under and/or that may be produced from the above described property as expected in deed from Arthur R. Wilson, et ux., et al., recorded June 5, 1961, in Book 3384, Page 316 of Official Records, which deed provides together with the right as hereinafter limited to drill, redrill, deepen, complete and maintain well holes under, through and beyond and to drill for, produce, extract, take and remove oil, gas and other hydrocarbon substances (and water necessary therefor) and other minerals from and through said real property, together with rights of way and easements for any and all of the above mentioned purposes; but with no right of entry upon or through said real property, except beneath a depth of 500 feet below the surface of said real property.
SUBJECT TO any easement for "private roads" as shown upon the map of said Record of Survey filed November 3, 1959, in Book 7, Page 154 of Record of Surveys.
This conveyance is made and accepted upon and subject to each and all of the covenants, conditions, restrictions and reservations contained in that certain Declaration of Restrictions made by Title Insurance and Trust Company, recorded July 7, 1961, in Book 3393, Page 962 of Official Records, which by this reference thereto are incorporated herein and made a part hereof as fully though here set forth at length.
