Newly Renovated Meadowsville Subdivision

Located approximately 90 minutes from downtown Houston and close to Lake Somerville, this 0.56-acre property is the only single-lot offering in the development. The lot has been surveyed, with soil and water testing completed, access to electrical service, and road frontage on two sides along an improved road with bar ditches and culverts. Larger 1.0-acre double-lot and 1.5-acre triple-lot configurations are also available.

This established subdivision, originally platted in 1964, has undergone significant infrastructure improvements. The previous road surface was removed and replaced with six inches of machine-compacted crushed concrete over a lime-treated subgrade. Bar ditches were added along both sides of the road. Approximately 5,000 feet of roadway was resurfaced using 2,400 tons of crushed concrete. Culvert and drainage systems were civil-engineered with riprap for erosion control and designed for a 100-year storm event.

New Bluebonnet Electric poles, lines, and anchors have been installed throughout the subdivision. Each lot has access to the primary electrical line for a future service connection.

Because the subdivision was originally platted in 1964, its existing lot sizes are grandfathered under the applicable county regulations. This allows the established lots to retain their original dimensions despite current minimum lot-size requirements for new subdivisions using water wells and septic systems.

The lot dimensions have been reviewed in relation to county and water-district requirements for private water wells and onsite sewage facilities. The layout is intended to accommodate an average 1,500-square-foot home while allowing for required setbacks, utility easements, and spacing between water wells and septic systems.

Each lot includes a new survey showing proposed locations for a future water well, onsite sewage facility (OSSF) drip field, and septic tank. The design has been reviewed with the Post Oak Savannah Groundwater District (POSGWD) and the County Environmental Office. The proposed layout accounts for applicable spacing requirements and helps prevent conflicts with neighboring lot designs. Water well locations have also been marked on the ground with T-posts by the surveyor.

Site plans for future OSSF systems were prepared with assistance from a local registered sanitarian. These plans can be used as a guide when coordinating with a septic installer and applying for the required county permit.

Light Deed Restrictions

The subdivision has updated deed restrictions intended to help protect property values and maintain the area's residential character.

  • Commercial and industrial uses, junkyards, and salvage yards are prohibited.
  • Pig raising and dog boarding establishments are prohibited.
  • New or late-model manufactured homes (within five years) must be HUD-compliant, permanently affixed, under-skirted, and anchored, with septic service connected before occupancy.
  • Additional covenants address fire management, accumulation of junk and trash, firearm discharge, and basic fencing standards.

Water Quality and Well Information

The property is located over the Yegua-Jackson Aquifer, a productive aquifer in the district. Typical well depths in the area range from approximately 200 to 300 feet, with reported production suitable for average residential use.

The new surveys incorporate the water district's well-spacing standards as a guide for future planning. Proposed water well locations are shown with spacing of 50 feet from property lines, 50 feet from septic tanks, and 100 feet from drain fields.

Future homeowners may apply for a Limited Production Well through the Post Oak Savannah Groundwater District. This classification is intended for residential and family use and helps distinguish household water use from commercial activities such as water sales or commercial nursery operations. Annual production limits and reporting requirements are established by the water district.

Soil Type and Septic Systems

The area has Class 4 clay soils, which require the use of drip irrigation systems for onsite sewage facilities. The lot's planning information accounts for the space needed for a future drip irrigation system.

Electrical Service

Bluebonnet Electric Cooperative provides electrical service to the subdivision. New primary electrical lines, poles, guides, and anchors have been installed along the community's roadways. Each lot configuration has access to the primary line for a future service connection.

Electrical service extensions and final connection requirements are determined by the utility provider.

Road and Access Features

  • Two access points connect the subdivision to Highway 60 through Meadow Street and Elm Trail.
  • Lake Road connects these two roads along the back of the subdivision.
  • The county maintains the first 800 feet of Meadow Street and Elm Trail. Beyond the greenspace and culvert areas, the interior roads are private.
  • New 24-inch by 30-foot culverts have been installed at the greenspace branches of each road and reinforced with 6-by-9-inch riprap rock to support construction traffic and improve drainage.
  • Additional 15-inch and 18-inch culverts have been installed in low areas where needed to support drainage.

911 Addressing and Driveway Requirements

A 911 address is assigned based on the planned driveway location, culvert placement, and dimensions of the proposed structure. New driveways must include a culvert to maintain the flow of drainage.

Cell Service

The property's proximity to Lake Somerville provides access to cellular service from major mobile carriers, including Verizon, AT&T, and T-Mobile.
