Parcel A:

Parcel 171 as shown on Parcel Map No. 53 filed in Book 1, Pages 96 to 136 inclusive, of Parcel Maps, in the office of the County Recorder of said County.

Reserving therefrom a non-exclusive easement for roads and public utility purposes over that portion of said parcel included within the lines as shown on said Parcel Map as "Private Streets", to be used in common with others, together with the right to dedicate the same to public use without joinder of the Grantee herein.

Parcel B:

A non-exclusive easement for roads and public utility purposes over those portions designated on said Parcel Map as "Private Streets" to be used in common with others, together with the right to dedicate the same to public use without the joinder of others.

EXCEPTING THEREFROM: All water in and under said land and the water rights appurtenant thereto.

ALSO EXCEPTING THEREFROM: The oil, gas, minerals, and mineral rights as granted and reserved in previous instruments of record.

SUBJECT TO: Rights, conditions, covenants, reservations, restrictions and easements of record.

This Deed is made and accepted upon the covenants and conditions set forth in the protective covenants recorded in Book 4259, Page 220 which are incorporated by reference thereto with the same effect as though fully set forth herein.
