28+ Acres incredible views and frontage on charming Smith Creek. Property is under nutrient banking program with DEQ (basically, it has trees planted and a forestry plan of periodic thinning and monitoring) , documents available in MLS Docs. We have identified one area for house site and drain field on the 28 acre lot. To approve house site, there is an application to be made to DEQ. That application will be made by seller at seller's expense to DEQ who has said approval is inevitable. Seller willing to convey responsibilities of forestry plan to new buyer or to maintain the plan themselves. Seller will require a mechanism in a sale agreement and/or deed to insure forestry plan is in compliance with DEQ specs. There is no feasible way of getting out of this DEQ program, so no cattle!
