Zoned Res-D. Sensitive lands are regulated by Tigard Development Code Chapter 18.500 Special Designations. Since the property is shown as fully covered by significant wetland, no land alterations or development would be permitted without approval through code section 18.510.100, which requires a comprehensive map amendment based on a specific development proposal.
