Turn-Key Mountain Cabin with Town View set on 180+ acres Adjoining BLM Access

The Big Cabin is a rare turn-key mountain retreat set on a 184-acre compound in Okanogan County, Washington with all of the utilities and comforts of home. Positioned high above the valley off Quartz Canyon Road with sweeping views toward Tonasket, this property gives you the privacy of a true mountain escape while still keeping town, groceries, shops, restaurants, banking, medical services, and fuel within a 15-minute drive.

Featuring direct road access, Big Cabin sits on 184 contiguous acres and directly adjoins 750 acres of public BLM Land that is home to an amazing array of wildlife including bear, elk, mule deer, and more. Together with the BLM, you have nearly 1,000 acres of accessible land to enjoy for star gazing, ATV riding and big game trophy hunting.

Inside, the cabin is warm, functional, and thoughtfully built for real use -- not just weekend camping. The cabin is 800 sq ft, 30×27 and includes a downstairs bedroom, loft bedroom, large sliding glass doors both downstairs and in the loft, wood interior finishes, slate flooring downstairs, energy-efficient ceiling fans, propane heater, and a Lopi airtight wood stove that gives the main living space the classic mountain-cabin feel. Views from the living room, upstairs loft and outside deck awning are dramatic.

The kitchen is fully set up with wood cabinets, stainless-steel sink, new propane range and oven, propane/electric refrigerator and freezer, and pressurized water. The bathroom includes an on-demand hot water system, sink and a clawfoot bathtub with shower, giving the cabin a level of comfort that is hard to find in remote mountain properties.

The off-grid infrastructure is one of the strongest features. The property includes propane heat with a new spare wall heater, three 100-lb propane tanks, a 2,500-gallon upper water storage tank, 500-gallon lower water tank, Skymax Stratus 3 10k split-phase inverter, 48-volt wiring, 20 solar panels producing approximately 6,700 watts, a 2,000-watt wind turbine with MPPT control board, 12 heated PowerQueen 100Ah batteries wired series-parallel, and an outside generator connection with manual switch in the panel. The cabinet is wired for 120V with the ability to add 220V. Wi-Fi internet speeds and cell phone receptions are excellent due to the high point location, allowing full streaming of Netflix, apple tv, and easy to facetime over cellular.

A successful well was dug and cased on the West side of the property acreage along the road. A future owner could install a pump and housing and run line to provide a second source of pressurized water.

The owners have trenched a 100-foot buffer zone around the cabin for added protection from seasonal fire risks. This property is additionally protected by the Okanogan River to the West.

This is the kind of property that lets a buyer unplug without giving up practical comfort: power, water, heat, kitchen, bathroom, sleeping space, cell service, WiFi capability, and a view that makes the whole place feel enormous.

With county permitting, the property may be suitable for full-time living. The cabin is serviced by a septic tank connected to the home with drain field. An inspection of the septic system has been ordered to support future Okanogan County Health Department permitting.

For hunters and outdoor enthusiasts alike, this is the heart of Okanogan recreational country, with mule deer, bear, elk, cougars, coyotes, birds, and other wildlife visible throughout the property photos. The adjoining BLM access, private mountain setting, and established cabin make this a strong fit for a hunting basecamp, family retreat, off-grid homestead, or long-term land hold.

Clean Title and Exclusive Public Land Access:

As a new owner, you will receive a warranty deed and survey for this impressive 184-acre mountain property. The property directly borders 758 acres of Bureau of Land Management (BLM) land, providing a rare opportunity to enjoy both private ownership and immediate access to a vast expanse of public land. With direct access from the road to the BLM acreage through this unique group of parcels, opportunities like this are increasingly difficult to find. Whether you're looking for exceptional hunting, hiking, wildlife viewing, or a secluded recreational retreat, this property offers the freedom of owning substantial acreage while enjoying access to hundreds of additional acres of neighboring public land. Large mountain tracts with direct access to adjoining BLM land are exceptionally rare and highly sought after.

Driving Conditions:

The property itself is accessible all the way up the mountain by our private road which intersects with McLaughlin Canyon Road. We have installed a circular turnaround pad and driveway directly onto the property where conditions are best for parking, cabin installation and a view over the town. You can drive there by 2WD during the Spring, Summer and Fall. In heavy rain seasons or Winter, we recommend 4WD just in case for seasonal mud and snow. In Heavy Snow conditions we do not recommend driving at all, use a snowmobile or walk. Sections of the road that experience the most annual wear and tear have been graveled; overall road conditions are good. The road is generally at least 6' wide all the way to the top and we have been able to successfully haul cabins and heavy trucks all the way up.

Ag Exemption:

184 acres land for sale in Okanogan, Washington benefits from an agricultural exemption with a small herd of cattle grazing the overall mountainside to keep the property taxes low and grass growth down to protect the land from wildfire risk.

Cell Service and Internet:

Excellent reception at the top of the mountain with good speeds from Verizon, AT&T & T-Mobile enabling you to FaceTime off the bluff views. Service along the county road entrance and initial drive up the lower parts of the road is much more challenging. We recommend turning your GPS On before driving up McLaughlin Canyon road in case you temporarily lose service. Internet is best recommended through Starlink Satellite. Connection speeds reach up to 150 BPS with hardly anyone else pointing towards that satellite in this area.
