The property consists of approximately 550.72 cropland acres, with Tract 1 containing 516.85 acres and Tract 2 containing 33.88 acres, along with approximately 86.2+- grassland acres, including 82.5+- acres in Tract 1 and 3.69+- acres in Tract 2. There are currently no growing crops, and possession will be given at the date of closing. All of the seller's interest in the mineral rights will transfer to the buyers at closing.
