How long does it take to get listed?

Most listings go live within 2-3 business days after you submit your property information and photos. Premium listings with our professional media package typically take 5-7 business days.

How is this different from a traditional agent?

Traditional agents often charge higher commissions while providing limited land marketing. We specialize in land and craft professional marketing at every price point. Essential is $349 upfront with full MLS exposure. Premium adds 2% at close for additional marketing and support.

Can I switch from Essential to Premium?

Yes! You can upgrade to Premium at any time during your listing period. We'll credit your $349 Essential fee toward Premium and begin providing additional services.

What happens if my property doesn't sell?

Essential listings are active for 6 months, Premium for 12 months. If your property doesn't sell, you can choose to renew for $199 or let the listing expire. With Premium, you only pay the commission if your property actually sells.

What other costs should I expect?

Common selling expenses include buyer's agent commission (if you choose to offer one), title/closing costs, transfer taxes, and any required surveys or inspections. Total costs vary by location and sale price. Premium clients receive guidance on budgeting and negotiating these expenses.

How do I get paid at closing?

Your proceeds are distributed at closing, typically through a title company or closing attorney. Our commission (Premium only) is deducted from the sale proceeds, and you receive the balance via wire transfer or check.
