Terms

Premises: Landlord hereby leases to Tenant and Tenant hereby leases from Landlord the premises located at 1602 Black Creek Road, Wilson, North Carolina (the "Premises").

Term: The initial term of this lease shall commence on the specific date and shall continue for a period of 12 months, with the option to renew with a two percent increase for additional terms, and up to a maximum total term of 36 months, subject to the terms and conditions set forth herein.

Rent: Tenant shall pay to Landlord a base rent of [Monthly Rent Amount] per month, payable in advance on the first day of each calendar month during the term of this lease. Rent shall be payable to Landlord at the address specified above or at such other place as Landlord may designate in writing.

Use: Tenant shall use the Premises only for the purpose of commercial business purposes, and for no other purpose without the prior written consent of Landlord.

Maintenance and Repairs: Tenant shall be responsible for maintaining the Premises in good condition and repair throughout the term of this lease, including but not limited to all interior and exterior maintenance and repairs.

Insurance: Tenant shall, at its own expense, maintain comprehensive general liability insurance and property insurance with respect to the Premises in such amounts and with such insurers as Landlord may reasonably require, naming Landlord as an additional insured.

Default: If Tenant fails to pay rent when due or otherwise breaches any material provision of this lease, Landlord may, at its option, terminate this lease and/or pursue any other remedies available at law or in equity.

Governing Law: This lease shall be governed by and construed in accordance with the laws of the State of North Carolina.
