Premises: Landlord hereby leases to Tenant and Tenant hereby leases from Landlord the premises located at 1602 Black Creek Road, Wilson, North Carolina (the "Premises").
Term: The initial term of this lease shall commence on the specific date and shall continue for a period of 12 months, with the option to renew with a two percent increase for additional terms, and up to a maximum total term of 36 months, subject to the terms and conditions set forth herein.

Governing Law: This lease shall be governed by and construed in accordance with the laws of the State of North Carolina.
