While several upland areas containing rush vegetation were identified within Block 8 North, those areas lacked the hydric soils and hydrology necessary to qualify as wetlands under applicable regulatory standards.Collectively, these studies and consultations demonstrate a substantial level of pre-development planning and a proactive approach toward understanding the site's development potential and regulatory requirements.The property was previously approved by the Town Board of Trustees for a PUD via an Outline Development Plan in May of 2024. The Outline Development Plan expired when the new land use code was adopted in January of 2025 so a buyer would have to restart the PUD process.
